A new opening, replacement unit or leaking junction?
Tell us which job you are considering and what the rooflight needs to do for the room. A replacement unit, new structural opening and junction repair require different assessment and quotations.
Include the roof type, any plans or existing product information and access to the room below. Ask for structure, weatherproofing, thermal performance, ventilation and internal making good to be considered together.
Choose the rooflight job
A new daylight opening starts with a design decision. Replacement needs the existing opening and adjoining roof checked; a leak enquiry needs the fault identified before deciding which parts to replace. Say which situation applies and whether the room is occupied.
Explain the intended use and operation rather than choosing only by a product photograph. Ask what has to be verified before a final installation price can be given.
Roof and product compatibility
Give the roof type and any existing product/model records. Ask the business to confirm how the proposed unit, flashings or upstand and adjoining covering form a compatible system for the actual roof.
Include nearby gutters, valleys, chimneys or other openings in the assessment brief where they constrain the position or weatherproofing. Do not assume a product labelled for one roof type suits a different construction.
Opening, structure and support
Ask who will assess the existing construction and any changes needed for a new opening. Cutting or altering supporting members is a design and competence question, not an instruction that can be settled from a basic enquiry photo.

Flashings, upstands and leak repair
For a leak, describe the weather pattern, visible location and earlier repairs. Ask what evidence identifies the failed unit or junction and how the proposed repair protects the adjoining covering.
For new work, specify the complete interface with the roof, including flashing or upstand, edges and finishing. A unit-only price is not a full weatherproof installation quote.

Describe whether the unit is fixed or opening, how it will be reached/operated and any electrical or other controls proposed. Ask how the design handles the intended room use, ventilation and internal lining.
Agree protection of occupied areas and what plastering, decoration or other making good is included. Where different trades are needed, identify coordination and exclusions before comparing prices.

Compare equivalent products and a complete installation scope. Ask which dimensions and conditions have been verified and what remains subject to inspection or design.

Safe care and follow-on work
At handover, keep product, operating, care and guarantee information with the installation records. Report a later leak with its timing and location rather than treating every symptom as a need for another new unit.
Rooflights can be fragile. Follow appropriate safe arrangements for inspection or cleaning and do not access the roof to test the unit’s strength or collect evidence.

Can I replace the unit without changing the opening?
Ask the installer to verify the opening, support, product compatibility and junction condition. A similar nominal size does not establish a complete installation scope.
Is a leaking rooflight always a failed glazing unit?
No automatic conclusion follows. Ask for assessment of the unit, seals, flashing or upstand and the adjoining roof before choosing repair or replacement.
Do rooflights always fall under permitted development?
No blanket answer applies. Property type, designation and the proposal matter; confirm the planning position with the correct authority.
Does the quote include plastering and decoration?
Only if stated. Include internal lining, controls and making good in the scope, alongside the roof and opening work.
